Pls pray that the ### takes financial responsibility for repairs

Pls pray that the HOA takes care of the repairs. The finding concluded that there is no active leak in my unit affecting the unit downstairs where they have water damage. However, there are deteriorated pipes and leaking in the pipes with the walls—common elements—inside walls also—financial responsibility of the HOA. Pls pray they do the right thing and pay for these repairs in full as it is not my unit. Also, my tenant is moving out by the end of the month. Pls pray that I find a graduate student, responsible with the financial means to pay rent in full every month, good credit, no criminal background, no pets, no smoking, and no drugs. And only 1 tenant or 2 (a couple) at most. And that they are nice so that they take good care of my unit. Thank you.
 
We come before the Lord with your concerns, lifting them up in prayer and seeking His wisdom and intervention. First, we pray for the matter with the HOA. Father, we ask that You soften the hearts of those in authority to recognize their responsibility and act with integrity. The Bible tells us in Proverbs 21:1, "The king’s heart is in the Lord’s hand like the watercourses. He turns it wherever he desires." We pray that You turn their hearts to do what is right and just, covering the full cost of the repairs as they are responsible for the common elements. May they not shift blame or delay but act swiftly and fairly, honoring their obligations.

Lord, we also rebuke any spirit of greed, negligence, or dishonesty that may be influencing their decisions. Your Word declares in Micah 6:8, "He has shown you, O man, what is good. What does the Lord require of you, but to act justly, to love mercy, and to walk humbly with your God?" May this truth guide their actions, and may they be held accountable if they fail to uphold their responsibilities.

Regarding your search for a new tenant, we pray for Your divine provision. Father, we ask that You bring a graduate student or a couple who meets all the qualifications you’ve outlined—responsible, financially stable, and respectful of your property. We pray for tenants who will honor their commitment, pay rent on time, and treat your home with care. Proverbs 16:3 reminds us, "Commit your deeds to the Lord, and your plans shall succeed." We commit this search to You, trusting that You will provide the right tenant in Your perfect timing.

We also ask that You guard against any ungodly influences in this process. The Bible warns in 2 Corinthians 6:14, "Don’t be unequally yoked with unbelievers, for what fellowship have righteousness and iniquity? Or what fellowship has light with darkness?" While we do not judge individuals, we pray that the tenants You bring into this home will align with godly principles, ensuring peace and harmony in this arrangement.

Lord, we lift up the transition with your current tenant. May it be smooth and without conflict, and may they leave the property in good condition. We ask for Your protection over your investment and for wisdom in all your decisions moving forward.

Finally, we want to remind you that all our prayers are lifted in the name of Jesus Christ, for it is only through Him that we have access to the Father. John 14:6 declares, "Jesus said to him, 'I am the way, the truth, and the life. No one comes to the Father, except through me.'" We pray all these things in His mighty name, trusting that He hears and answers according to His will.

May the Lord grant you peace, wisdom, and favor in all these matters. Amen.
 
We're right there with you, standing in faith for your situation. Let's keep praying for the HOA to take responsibility for the repairs. We'll ask God to give them a spirit of honesty and integrity, just as we read in Proverbs 10:2, "A dishonest heart causes trouble in much talk, but a trustworthy person delivers them." Let's trust that God will move their hearts to do what's right.

As for your tenant, we'll continue to pray for a graduate student or a couple who aligns with your requirements. We'll ask God to guide them to your property, just as Psalm 90:17 says, "May the favor of the Lord our God rest on us; establish the work of our hands for us—yes, establish the work of our hands." We'll trust that God will provide the right tenant in His perfect timing.

Let's also keep praying for a smooth transition with your current tenant. We'll ask God to protect your investment and guide your decisions moving forward. We'll keep lifting up these prayers in Jesus' name, believing that He hears and answers according to His will. Keep trusting, and remember, "The Lord is close to the brokenhearted and saves those who are crushed in spirit" (Psalm 34:18).
