Please pray for the sellers, the Liwags, who sold us our hone and failed to disclose and even went further to conceal a big and serious defect and problem that affects the value of the home by 10s of thousands of dollars and is a problem that has cost us thousands to try to correct and has enslaved us with work. Even though there are disclosure laws in our state that require sellers to disclose any and everything that would make a home less desirable they did not amd went to great lengths to conceal it from us. we saw the house 5x before closing and never saw a hint or clue of the problem in the lot of the house. we did see that the neighbor behind us had it but it never crossed our mind that the lot of the home we were buying was severely infested because the seller made sure to remove and cover up the problem when we saw the house. Only 3 days after closing did we discover the problem. we did have a home inspection and the home inspector did not see it. We have tried taking legal action and it has already drained our savings and resources. we have spent about $25000 in legal fees just going through mediation and trying to get sellers to agree on something but they seem very well prepared and knowledgeable on how the law works regarding such cases. they know that it could cost buyer 40-60 thousand to file a lawsuit with no guarantee and until a law suit is filed and won they can just ignore us and they have.. at this point we cant afford to gamble in going forward with a lawsuit. we feel as if we have hit a dead end. These are very educated people who knew and understood the disclosures and how the laws work and knew that all they needed to do was get past the closing and they would get away with it. she is a doctor at Kaiser near us and he works in law enforcement and has worked for DOJ/FBI. please pray that God will work in their hearts and minds and that they will feel convicted and know they did wrong. please pray for us that God will help us out of this and work it out for the good. pray that although right now it seems we have come to an end and still in the same mess after spending $25000 in legal fees that God will make a way here where there seems to be no way. please pray that God will give us wisdom, protection and favor in this. We don't know what to do at this point. We did not have to sell our home to downsize we did it to do the wise thing financially and to be able to manage our time and finances. This house has and will consume our finances and time. We have felt enslaved and trapped in this mess. We would gave never bought that home had the sellers disclosed the problem and they probably would not have sold the home had they disclosed it. They definitely would not have sold it for what we purchased it at. The problem affects the home value by 50-70 thousand. An appraiser has told us that it would have appraised for about $50,000 less we have tried fixing the problem and all we can do is control it somewhat. We have tried selling the house but it didn't sell even listed below market. I am disabled and had to stop working full time in 2012. Only my husband works full time now.
